Frequently asked questions
About us
Because your land caught our attention. We study sites across Hampshire and Dorset and only write to owners whose land we believe has real potential.
The Landed Company is led by Audrey Kohli, whose career spans more than 20 residential and hospitality projects, backed by four generations of family heritage in construction and real estate. We work in partnership with Land Profits, specialists in land and planning for over 15 years, and are happy to share examples of schemes they have completed.
You meet us in person, on your land. We work with an established funding partner, and your own solicitor reviews every document before you sign anything. We are a company registered in England and Wales.
How it works
It means it could be granted planning permission for new homes, which usually increases its value significantly.
A binding contract between you and The Landed Company, giving us the option to buy your land within a set time frame, subject to planning permission.
After visiting your land, we work with our planners and architects to draft a proposed scheme, then come back to discuss your offer, usually within 4 to 6 weeks. We may ask for an indication of your expectations beforehand.
No, you can sell part of it. The titles are split at the point of final sale.
The money
Nothing. We cover all planning costs, and your legal costs up to £2,500 plus VAT.
Because we invest in your land's potential. Once planning is granted, we buy your land at the agreed price and sell it to a developer. Your price already reflects that potential, and our return comes when your sale completes. Your success is ours, which is why we take on land we truly believe in.
Yes. It is written into the option agreement and is the amount you receive at the final sale. It does not change.
This depends on your personal circumstances. We always recommend speaking to a Capital Gains Tax specialist.
Your commitment
None. Our visit and assessment are free, and nothing is binding until you choose to sign an option agreement.
Yes. We agree the terms together before anything is signed. A good deal is one where both sides get what they want.
Yes, as many times as you require.
Yes, a commercial solicitor experienced in option agreements. We are happy to recommend one.
No. The option agreement typically lasts 12 months, with a 6-month extension should we need to resubmit a planning application or deal with unforeseen circumstances. It includes a longstop date, so your land is never tied up indefinitely.
Timings
The initial land appraisal takes around 4 to 6 weeks. Once the option agreement is signed, with both parties advised by their own solicitors, we prepare and submit the planning application in around 4 to 6 weeks. The council's decision usually takes 12 to 16 weeks, though this varies from one council to another and complex schemes can take longer.
Yes. Twelve months is our worst-case scenario, and we typically aim to secure planning sooner. We keep you informed at key stages and can exercise the option as soon as planning is approved.
We start marketing your land to developers during the planning process, aiming to have a buyer in place as soon as planning is granted.
What if…
You keep your land and owe us nothing.
We would withdraw from the option agreement, and you would keep your land, now with planning permission, free to do with it as you wish.
We can arrange a delay between final exchange and completion.
Practical matters
Yes, after the option agreement is signed, for surveys and investigations, including a topographical survey, an ecology survey and a site investigation. We always give at least 48 hours' notice.
Yes, if you have a mortgage and are selling part of your title. If you are selling your full title, we still recommend speaking to your lender.
Planning applications are public, and the council consults locally as part of the process.
